This renovation transforms a pair of two-story 1970's commercial office buildings, totaling 120,000 square feet (11,148 square meters), into a high-profile media complex. The client desired to give the complex an updated new image that complimented the technology-based businesses of its tenants. The neighborhood consists of a broad mixture of building types: taller office buildings, one-story retail spaces, and single-family residences. The two existing buildings on the site were unrelated in their form and style. The original brown wood cladding and beige painted concrete walls presented a dowdy and dated look. The new architecture added contemporary forms and materials that unified the two buildings and provided a cohesive image for the complex. The wood cladding was replaced with curved stainless steel fascias, adding five feet to the original 26-foot height. Graceful stainless steelclad canopies serve as light shelves, reflecting natural light deeper into tenant spaces. These lower canopies also shelter the suite entries and add a unique sculptural quality at the pedestrian level. Existing concrete faades have been sandblasted to their natural state restoring the project materials to a simple, industrially inspired combination of steel, concrete, and smooth cement.

The project includes new signage monuments at major street intersections and a tenant signage program to reflect the new building aesthetic. Exterior lighting and landscaping upgrades highlight the new building forms and graphics.
